From first sketch to first swim.

  1. 01

    Design consultation & 3D concept

    We walk the yard, talk through how you actually want to use the water, and turn that into a 3D concept you can react to before anything is committed.

  2. 02

    Engineering & permitting

    Structural drawings are prepared and submitted to your municipality. This is usually the longest stage in Miami-Dade and the least under anyone’s control, so we set expectations honestly here.

  3. 03

    Excavation & shell

    Excavation, steel, plumbing and the gunite shell. This is where rock or a high water table shows up, and where doing the unglamorous work properly decides whether the pool holds up for decades.

  4. 04

    Finishes, deck & equipment

    Interior finish, waterline tile, coping and decking go in, along with pumps, filtration, heating and lighting. The finish choice is what sets the water’s colour.

  5. 05

    Fill, balance & handover

    The pool is filled, the water chemistry balanced, and equipment startup completed. We walk you through running it before we hand over the keys.

Common Questions

What to know before you build.

How long does it take to build a pool in Miami-Dade?

Design, engineering and permitting come before any excavation, and permitting is typically the longest and least predictable stage in Miami-Dade. After approval the build runs through excavation, steel, plumbing, shell, tile and decking, then finish and startup. We commit to a schedule once the design is settled and we know which municipality is reviewing it, rather than quoting a number up front that slips later.

Does Florida require a fence or barrier around a new pool?

Yes. The Residential Swimming Pool Safety Act requires every new residential pool to have at least one approved safety feature before it passes final inspection. That can be a barrier at least four feet high, an approved power safety cover, exit alarms on doors and windows with direct pool access, or self-closing self-latching devices on those openings. Which option suits you is worth deciding during design, because a barrier affects how the whole yard is laid out.

Does the interior finish change how the water looks?

Substantially — it is the single biggest factor in the water’s colour. A light stone finish reads bright turquoise, a dark grey finish reads deep and reflective, and green-toned aggregates read more natural and lagoon-like. The same pool, same water, same sky can look like three different pools depending on the finish underneath. It is worth seeing samples outdoors in daylight rather than choosing from a brochure.

Saltwater or chlorine — which is better in South Florida?

A saltwater pool is still a chlorine pool; the difference is that a generator makes the chlorine from salt instead of you adding it. The water feels softer, smells less, and day-to-day chemical handling drops. In exchange the generator cell is a piece of equipment that wears out and is replaced periodically, and salt is harder on some stone, metal fixtures and nearby landscaping. Near the coast the salt-air exposure is already there, so material choices matter either way.

What is under my yard — will you hit rock or water?

Very possibly both. Much of Miami-Dade sits on oolitic limestone close to the surface, and coastal lots often have a high water table. Rock can mean heavier excavation equipment, and a high water table can mean dewatering while the shell is built. Neither is unusual here and neither stops a pool being built, but both affect the excavation plan, so it is better to know before design is finalised than to discover it mid-dig.

What actually drives the cost of a pool?

Size and depth matter less than people expect; what moves the number most is everything around the water. Site access decides whether equipment can reach the yard or material has to be moved by hand. Rock and water table affect excavation. Then the finish, tile, decking, water features, lighting, heating and automation each add up. Two pools of identical dimensions can differ enormously once those choices are made, which is why a real figure comes after a site visit rather than over the phone.

Is a pool heater worth it in Miami?

For most people here it extends the season rather than enabling one. January and February water sits cold enough that an unheated pool goes unused, and a heater turns that into swimming weather. Electric heat pumps are the common choice in South Florida because they run efficiently in warm air and cost less to operate; gas heats faster from cold but costs more per hour. If the pool is used year-round, a heat pump generally pays back over time.

Miami-Dade, Broward and Palm Beach, including Key Biscayne, Coral Gables, Coconut Grove, Pinecrest, Miami Beach and Fort Lauderdale, and further up the state including Tampa Bay. Pool projects are often combined with the surrounding deck, patio or pergola so the materials and levels line up as one design instead of three separate jobs bolted together.
